Choosing A Listing Real Estate Agent

Listing AgentFinding a qualified real estate agent to assist you with the sale of your home should be your first order of business when selling your home.

You may want to ask friends, family or neighbors for referrals, or take note of the lawn signs and ads in your neighborhood.

Of course as the nationals largest Home Buyer’s Advocacy Blog our network members are in constant constant with local home buyers and we highly recommend you visit our Google+ Real Estate Agent Community first; interview several real estate agents and come to the table with a list of questions, such as:

How many homes have you sold in the past year?

Find out what type of properties the real estate agent has sold, as well as the location of those properties. This should give you a good idea regarding his or her real estate sales experience and knowledge of the local market conditions.

What is your commission and is it negotiable?

Real estate agent commissions are not fixed, either by law or by local real estate agent associations. Your real estate agent may charge a percentage of the final sale price of the property or a flat fee.

How will the real estate agent market your home?

Ask the real estate agent how he or she plans to get the word out about your home. This may include using the MLS, newspaper ads, open houses or other promotions.  If you decide to use a real estate agent who’s a network member of our blog, you can be sure your home will get noticed by local home buyers since we’re located a many keywords home buyers use to find homes for sale in your city and neighborhood. 

Can the real estate agent provide a list of references?

Get the names and phone numbers of previous home sellers whose homes the real estate agent has recently sold. Ask them if they were satisfied with the real estate agent and how well the real estate agent communicated with them.

Get it in Writing

Once you have made your decision and chosen a real estate agent, he or she will ask you to sign a real estate listing contract or agreement. Make sure to carefully read this agreement and ask questions about anything you don’t understand. Also, make sure that everything you discussed is clearly outlined in the agreement.

Review the termination clause, the real estate agent’s commission rate, the terms of the sale and the asking price before signing the contract.
