Empire is a rural community located in Plaquemines Parish, Louisiana, and a coastal area on the Gulf of Mexico, and the residential real estate is primarily made up of medium sized three and four bedroom to large four, five or more bedroom single-family and manufactured or modular homes. Empire neighborhood stands out for having the majority of its residential real estate made up of manufactured homes. In fact, nearly 62 percent of the residential real estate are manufactured or modular homes. If you like manufactured or modular homes, this might be a great neighborhood in which to look for real estate.

Most of the residential real estate is owner occupied. Home and apartment vacancy rates are just under eight percent in Empire, or near the mid range for vacancies. Also of note, real estate in Empire is almost exclusively owner-occupied. If you are seeking to rent, this neighborhood may not have many options, but high rates of ownership often indicate stability in a neighborhood.

Many of the residences in the Empire neighborhood are newer, built in 2000 to present day, while a number of homes were built between 1940 and 1969. Furthermore, homes built from 2000 through today make up a higher proportion of the Empire real estate landscape than almost 99 percent of all other communities in America. When you are driving around this neighborhood, you’ll notice right away that it is one of the newest built of any, with the smell of fresh paint, and the look of young landscaping nearly everywhere you look. In fact, over 75 percent of the residential real estate here is classified as newer.

When you see a neighborhood for the first time, the most important thing is often the way it looks, like its homes and its flair. Some places look the same, but they only reveal their true character after living in them for a while, and why it’s important to learn all you can about the neighborhood you plan to call home.

Unpopulated, and rural, Empire is one of the least crowded areas in the country, so if you like open spaces, no traffic, and lots of room, this community may be just what you are looking for. The recent census placed the population of Albany well within their maximum limits set by the USDA, and according to the census, many, if not all of this area could be eligible for government insured zero down payment home loans. A product designed to assist modest to middle class income earning home buyers in rural and semi-suburban areas for obtaining home ownership.

Do you like a coastal setting? If so, Empire may be to your liking. Empire is a very nautical community, with some seaside and shipping feel with sights and sounds some may really enjoy.

It used to be that most Americans lived on the farm, or otherwise made their living from the land, the forests, or the sea. With global trade and an economy increasingly based on providing services to one another, fewer people farm, fish or harvest timber now than at any time in American history. Empire stands apart from most other areas due to the proportion of its residents still working in or related to the commercial fishing industry. With nearly 11 percent of the workforce so employed, Empire has a greater concentration of such workers than nearly any other area in the country. Further, Empire is the third biggest seafood port in the United States by weight and some two thousand boats home port from Empire.

How much and how often people move not only can create diverse and worldly neighborhoods, but simultaneously it can produce a loss of intimacy with one’s surroundings. This neighborhood is unique with regard to the transience of its populace. More residents of the Empire neighborhood live here today that also were living in this same neighborhood five years ago, and this neighborhood is really made up of people who know each other, don’t move often, and have lived here for quite a while.

Your future neighbors in Empire earn modest to middle class incomes, and this neighborhood has an income lower than nearly 75 percent of all other neighborhoods in America.

What we choose to do for a living reflects who we are. Each neighborhood has a different mix of occupations represented, and together these tell you about the neighborhood and help you understand if this neighborhood may fit your lifestyle.

In the Empire neighborhood, over 31 percent of the working population is employed in manufacturing and laborer occupations. The second most important occupational group in this neighborhood is executive, management, and professional occupations, with nearly 35 percent of the residents employed. Other residents here are employed in sales and service jobs, from major sales accounts, to working in fast food restaurants at almost 23 percent, and over 13 percent in government jobs, whether they are in local, state, or federal positions. Furthermore, the government often provides some of the more stable jobs in the economy.

Empire has its own culture derived primarily from the ancestry and culture of the residents who call it home. Likewise, all areas in America have their own own culture, some more unique than others, based on lifestyle, occupations, the types of households, and importantly, on the ethnicity and ancestry of the people who live there. Understanding where people came from, who their grandparents or great-grandparents were, can help you understand how a community is today.
