for saleAs home prices improve from depressed low’s home owners are beginning to list their homes and in some parts of the country multiple offers are presented, but the current market can still be tricky.   Certain mistakes a home owner can make causes their prospects to sit still without a decent offer and their listing to go stale.  In order to prevent that from happening to you, make sure you are not making one of the following mistakes when putting your property on the market.

Overpricing

While your home may hold sentimental value, many times that value does not translate into dollars. Be realistic about your asking price. Your real estate agent can help you by providing resent sales of similar homes in your area to determine a reasonable listing price.  Make sure your take note on the actual closing price of these listings, as well as the time on market and listing to sales price ratio. Using tools like these can give you a good estimate on how to organize short term plans that involve selling a home, like where you plan to live next! 

It’s Time To Get Out The Tools & Do Those Repairs You’ve Put Off

Glaring problems with a property will cause the buyer to think your home hasn’t been properly maintained. While it may cost some money, repairing things like holes in the walls, broken light fixtures or missing tiles repairing them can change a buyer’s entire attitude about your home.

Ask for help if you aren’t comfortable doing these things yourself.  Your real estate agent will have a list of qualified referrals who they trust to help you get things fixed up.

Keep Your Lawn Mowed & Create Curb Appeal

Overgrown and unorganized yard can cause potential buyers to drive right by and things like peeling paint can deter someone from considering your home.  Step across the street and take an honest look at your house, then make necessary adjustments.  Fixing these items may be as easy as one weekend day of clean up and a little elbow grease. 

Doing so may not be all that expensive and help sale your home quickly.  It can also make the difference in the final sale price of your home that can be thousands of dollars in your pocket when all is said and done. 

It’s Time To Air Out The House

Odorous foods, pet dander and the smell of smoke can be extremely distasteful to buyers. Even if you are used to the smell, others entering your house will not be.  It’s spring, make sure you air out the house and start smoking outdoors.  Put away the litter boxes before an open house or showing.  Also, ask someone who isn’t at your home often to come in and give it a smell test.  Brutal honesty here might hurt a little bit, but it’s a lot better than allowing this problem to prevent a quicker sale of your home.
