Budget Bathroom Makeover 

Bathroom CabinetryYou’ve seen these oak vanities picked out by builders for the past two decades and installed in bathrooms across the country.  You might have one in your home now. I’m not a fan and most home buyers probably aren’t either.

Meanwhile, if you’re thinking about selling your home many of us think we’ll get around to our bathrooms and go so far as to purchase some paint and a brush, but sometimes you just need a little more to bring a bathroom into the modern age.  With a few upgrades, your old bathroom could be the room that sales your home faster.

After BathroomIf your bathroom is open to your master bedroom and the bedroom has light bedding a dark vanity with a rich espresso color can often make perfect sense.

Some of the pros for your bathroom is always good paint on the walls and a clean white tile countertops. The cons are oak cabinets; those bathroom vanity light fixtures that should be outlawed; a very plain mirror; gold accents on the faucets the absence of hardware on the cabinet. With just a little effort transforming a bathroom on a budget, can be easier than you think and help sell your home faster. 

facutsIf your faucets are in good shape, but you’re like me and hate the gold on chrome fixtures, see if you can unscrew the gold parts and spray paint them in a nickel shade. Don’t forget new pulls and knobs in a nickel finish to bring everything together.  They’re sure to create a modern effect and are like jewelry for cabinetry.  Personally, I like the contrast of the cool nickel finish against warm dark tones and probably most home buyer will too.

mirror Add a new towel bar and a chrome or nickel finished light fixture above with a framed mirror you can find at your local bathroom accessory store or home improvement center. The key is to coordinate your color and hardware, which the salesperson will be happy to help you pick out if you need assistance. That 80’s gold and chrome just isn’t going to help you sell your home, so if you can’t paint it, dispose of it and replace it with modestly priced attractive new hardware. 

An ordinary bathroom vanity area can be refinished in about eight hours and even on a budget your vanity can be so much appealing to would-be home buyers.

The most time-consuming part is the refinishing a vanity cabinet. 

Here are six simple steps to followed.

1)  Remove all hardware and cabinet doors and if you can remove the drawer fronts, but if you can’t tape off the edges and refinished them in place.

2) Tape off your walls, countertops, and flooring with painter’s tape.

3) Clean all parts of the cabinetry and lightly sand with a medium grit sanding wedge (80 – 120) to remove any debris, then wipe clean.

4) Prime your cabinet’s doors, drawers, and frame with oil based primer.  Sand away any brush strokes or drips.  If painting a dark color, like brown or black, use a layer of dark primer before your dark paint.

5) Paint with two coats of either a) oil based paint in semi-gloss or b) latex paint specially designed for bathrooms.   Use a paint conditioner and high-quality brush to minimize brush strokes.

6) Reattach doors, drawer fronts and hardware.
