The Manoa median real estate prices range from $719,110 to $1,015,431, which is more expensive than 94.5 percent of the neighborhoods in Hawaii and 98.6 percent of the neighborhoods across America. The average rental price is currently around $1374 to $1,551. Rental prices here are currently lower than 51.9 percent of Hawaii neighborhoods.

Manoa real estate is primarily made up of medium sized (three or four bedroom) to large (four, five or more bedroom) single-family homes and townhomes. Most of the residential real estate is owner occupied. Many of the residences in Manoa are older, well-established, built between 1940 and 1969, with a number of residences being constructed in a second wave between 1970 and 1999.

The vacancy rate is 3.7 percent, which is a lower rate of vacancies than 84.0 percent of all neighborhoods in the U.S. and suggest the housing supply in Manoa is very tight. 

In a nation where 1 out of every 4 children lives in poverty, Manoa stands out as being ranked among the lowest at 0.1 percent of neighborhoods affected by this global issue.

If you are planning to retire in Hawaii, this neighborhood should be on your must-see list. For many reasons, Manoa may be considered a retiree’s dream neighborhood. It’s peaceful and quiet, has above average safety from crime compared to other neighborhoods in Hawaii, while also offering a diverse range of housing options. This, along with the vibrant mix of very educated seniors and other age groups who choose to live here, makes the neighborhood more retiree-friendly than 95.7 percent of neighborhoods in Hawaii. If a Hawaii retirement is in your future, this neighborhood should be one of the places you visit. In addition to being an excellent choice for active retirees, this neighborhood is also a very good choice for urban sophisticates and highly educated executives.

As an older established neighborhood, Manoa has a variety of styles including homes on the Historic Registry, mansions, Manoa charmers, renovated and expanded homes, as well as homes still in their original condition waiting for someone to give them their personal touch and if you do be sure to ask me about connecting you with various lenders who offer great home renovation financing options like the FHA 203K or FNMA HomeStyle program. People take a lot of pride in caring for their properties here and many have lived in the area for generations.

Manoa’s rare collection of homes, some a century old, comes in the form of mansions and small cottages alike and are probably the area’s proudest treasure. The mission of Malama Manoa is to preserve, protect and enhance the special qualities of the Historic Manoa Valley, to promote community and to celebrate the valley’s cultural diversity and heritage. 

Manoa is one of the last communities to have a lot of historic homes and every two years, Malama Manoa sponsors a walking tour of historic Manoa neighborhoods to the public. The collection of lovingly preserved and restored homes is usually within a mile radius so that it is easily walk-able for self-guided tours and can’t miss for those who appreciate historic preservation efforts and classical architecture. The walking tour is used as a fundraiser and attendees number in the hundreds.

In addition to the University of Hawai‘i, other Manoa schools include Punahou School, Mid Pacific Institute, Maryknoll, St. Francis, as well as two public elementary schools — Noelani and Manoa. 

Many of those attracted to Manoa are teachers, professors, administrators or families with an interest in one of the schools for their children. Founded by a group of graduate students from the Theatre Department at the University of Hawai‘i, the Manoa Valley Theatre was born from a love of performing arts and a desire to entertain and enrich Hawaii’s audiences and artists through the production and promotion of live theatre. Now in its 45th consecutive season, the Manoa Valley Theatre is one of the most celebrated theaters in Honolulu. Its focus is on contemporary mainstream Broadway and Off-Broadway shows, and offering opportunities to get involved in all areas of stage production.  The annual season runs from September through August, with six or more productions per year. Manoa has more Asian and Spanish ancestry people living in it than nearly any neighborhood in America with, 63.4 percent of this neighborhood’s residents have Asian ancestry and 1.3 percent have Spanish ancestry. Manoa is also pretty special linguistically with 9.4 percent speaking Japanese at home. There are also a number of people of German ancestry at 2.9 percent and residents who report English roots at 2.7 percent and some of the residents are also of Irish ancestry coming in at 2.0 percent.

The languages spoken by people in this neighborhood are diverse. These are tabulated as the languages people preferentially speak when they are at home with their families. The most common language spoken in Manoa is English, spoken by 81.3 percent. Other important languages spoken here include Japanese and Chinese. 

Your future neighbors in Manoa are well-to-do, making it among the 15 percent highest income neighborhoods in America. What we choose to do for a living reflects who we are. In Manoa 51.5 percent of the working population is employed in executive, management, and professional occupations. The second most important occupational group in this neighborhood is sales and service jobs, from major sales accounts, to working in fast food restaurants, with 24.0 percent of the residents employed. Other residents here are employed in clerical, assistant, and tech support occupations at 13.8 percent and 10.7 percent are in manufacturing and laborer occupations.
