Black Point/Kaalawai Beach median real estate price is $1,995,761, which is more expensive than 99.7 percent of the neighborhoods in Hawaii and 99.8 percent of the neighborhoods in the U.S.The average rental price in Ka’alawai is currently $3,368 and higher than 98.7 percent of the neighborhoods in Hawaii.

Black Point/Kaalawai Beach has a 16.5 percent vacancy rate, which is well above average compared to other U.S. neighborhoods and higher than 77.9 percent of American neighborhoods A relatively large percentage of housing here are seasonally occupied at 16.5 percent. If you live here year round, you will find many of the homes or apartments are empty for all or a portion of the year.

Black Point/Kaalawai Beach real estate is primarily made up of medium sized three or four bedroom to large four, five or more bedroom single-family homes and mobile homes. Most of the residential real estate is owner occupied. Many of the residences in Black Point/Kaalawai Beach are older, well-established, built between 1940 and 1969, with a number of residences being built between 1970 and 1999.

Most neighborhoods have a mixture of ages of homes in them, from new to old, but this neighborhood stands out due to its concentration of residential real estate built in one time frame: from 1940 through 1969, generally considered older, well-established homes. This was a busy time in America for home construction. After the end of World War II, as GIs came home, bought newly built homes on the edges of cities with the help of the GI Bill, and began their families. This housing era generally coincides with the ‘Baby Boom’ generation (1945 – 1964), and many baby boomers grew up in homes built in this era. But what is so interesting about the Black Point/Kaalawai Beach is that an incredible 81.0 percent of the homes here were built in this era. So when you walk its streets or drive through, this neighborhood has a look and feel that hearkens to that era in American life, a very important slice of Americana.

Furthermore, some neighborhoods are made up of apartments. Some consist of row houses, and most – by far – consist of a mixture of housing types. But Black Point/Kaalawai Beach stands out due to the total dominance of detached, single-family homes here. There are nearly no other types of residential real estate in the area. In fact, this neighborhood has a higher proportion of single-family homes in its real estate stock than 97.4 percent of all American neighborhoods.

If you come to know the people here, you will recognize that you’re in the company of one of the wealthiest communities in the nation. In fact, a mere 4.2 percent of America’s neighborhoods are wealthier than the Kaalawai neighborhood. Real estate here is exceedingly well-maintained, and similarly, tends to maintain its value over time. The cars driven are mostly luxury brands like Mercedes, Audi, BMW, and Lexus. If the public schools aren’t up to snuff, the residents of this neighborhood preferentially send their children to private preparatory schools. Vacation to Disney? Yes, but equally popular are summers in Europe.

In addition, if you are planning to retire in Hawaii, this neighborhood should be on your must-see list. For many reasons, Black Point/Kaalawai Beach may be considered a retiree’s dream neighborhood. It’s peaceful and quiet, has above average safety from crime compared to other neighborhoods in Hawaii, while also offering a diverse range of housing options. This, along with the vibrant mix of very educated seniors and other age groups who choose to live here, makes the neighborhood more retiree-friendly than 99.1 percent of neighborhoods in Hawaii. In addition to being an excellent choice for active retirees, this neighborhood is also a very good choice for highly educated executives and families with school-aged children.

Black Point/Ka’alawai Beach has more Asian and Finnish ancestry people living in it than nearly any neighborhood in America. In fact, 50.1 percent of the area’s residents have Asian ancestry and 1.2 percent have Finnish ancestry.

Black Point/Ka’alawai Beach is also pretty special linguistically. Significantly, 4.7 percent of its residents speak Japanese at home. 

Your future neighbors in Black Point/Kaalawai Beach are well-to-do, making it among the 15 percent highest income neighborhoods in America. The area has a higher income than 95.8 percent of the neighborhoods in America.

In  Black Point/Kaalawai Beach, 53.7 percent of the working population is employed in executive, management, and professional occupations. The second most important occupational group in this neighborhood is sales and service jobs, from major sales accounts, to working in fast food restaurants, with 24.9 percent of the residents employed. Other residents here are employed in clerical, assistant, and tech support occupations at 20.8 percent and 10.2 percent in government jobs, whether they are in local, state, or federal positions.

In Black Point/Kaalawai Beach, residents most commonly identify their ethnicity or ancestry as Asian at 50.1 percent. There are also a number of people of English ancestry at 13.6 percent and residents who report German roots at 5.8 percent. Some of the residents are also of Russian ancestry at 1.3 percent, along with some Finnish ancestry residents at 1.2 percent, among others.
