Waiau Neighborhood Pearl City, Hawaii

WaiauWaiau area median real estate price is $647,133, which is more expensive than 57.6 percent of the neighborhoods in Hawaii and 94.6 percent of the neighborhoods in the U.S.

The average rental price in Waiau is currently $1,540 and rents here are currently lower in price than 52.9 percent of Hawaii neighborhoods.

Waiau is an urban neighborhood located in Pearl City, Hawaii and primarily made up of medium sized three or four bedroom to large four, five or more bedroom single-family homes and condominiums and other mulit-family housing. Most of the residential real estate is owner occupied. Many of the residences in the Waiau neighborhood are older, well-established, built between 1940 and 1969 with a number of residences built between 1970 and 1999.

If you come here, you will notice military people active in their jobs, going to and from work, and in plain clothes out and about the neighborhood.

Most neighborhoods have a mixture of ages of homes in them, from new to old, but this neighborhood stands out due to its concentration of residential real estate built in one time frame: from 1940 through 1969, generally considered older, well-established homes. This was a busy time in America for home construction. After the end of World War II, as GIs came home, bought newly built homes on the edges of cities with the help of the GI Bill, and began their families. This housing era generally coincides with the ‘Baby Boom’ generation (1945 – 1964), and many baby boomers grew up in homes built in this era. But what is so interesting about the Waiau neighborhood, is that an incredible 83.0 percent of the homes here were built in this era. So when you walk its streets or drive through, this neighborhood has a look and feel that harkens to that era in American life, a very important slice of Americana.

The second most important occupational group in this neighborhood is manufacturing and laborer occupations, with 27.7 percent of the residents employed. Other residents here are employed in executive, management, and professional occupations at 21.3 percent and 15.1 percent in clerical, assistant, and tech support occupations.

Even different neighborhoods in the same city can have drastically different cultures.

In the Waiau neighborhood in Pearl City, Hawaii, residents most commonly identify their ethnicity or ancestry as Asian at 69.8 percent. There are also a number of people of Spanish ancestry at 3.5 percent and residents who report Portuguese roots at 2.7 percent. Some of the residents are also of Puerto Rican ancestry at 2.1 percent, along with some German ancestry residents at1.7 percent, among others. In addition, 16.9 percent of the residents of this neighborhood were born in another country.

The languages spoken by people in this neighborhood are diverse. These are tabulated as the languages people preferentially speak when they are at home with their families. The most common language spoken in the Waiau neighborhood is English, spoken by 70.8 percent of households. Other important languages include Japanese, spoken by 6.0 percent of households, followed by Tagalog, the first language of the Philippine region and, Chinese and Korean.
