My blog is an ongoing discussion about all things real estate and my goal is to assist both home buyers and sellers to become informed parties on probably one of the biggest decisions either will ever make in their lifetimes. Second, only to getting married and raising a family.

If you’re looking for great homes or thinking about listing yours, take a moment to visit my Homes for Sale pages to the left of this post to begin your journey on the right foot.

Today’s real estate market is in transition and home buyers can find a wide variety to select from and I’ll be blogging about all those choices.

One sector that remains at the top of everyone’s list are distressed homes or short sales, which are often in need of repairs.

When considering purchasing a home let me encourage you to include distressed real estate and short sales and I’ll be discussing more about these properties in future postings.

Distressed real estate and short sales are normally sold at below market value and further discounts when the property is in need of renovation. The first things that should come to mind for most home buyers when considering these homes are:

  1. How to include “Cost of Repairs” in your mortgage & renovate after escrow closing;
  2. Defining “Required Repairs” and what are your desires;
  3. What repairs get the most bang for your buck;
  4. Locating the right team for your unique home purchasing needs.

My blog will be addressing these issues and more as you engage me here and at my network of Google+ Communities where the best of Oahu’s industry professionals are sharing valuable information for both home buyers and sellers..

I hope my post help you to become an informed home buyer or seller and feel confident understanding relevant real estate topics such as:

  1. Buying a Short Sale
  2. The Seller Perspective when listing their home as a Short Sale;
  3. Foreclosed & Distressed Homes from HUD, FNMA HomePath or USDA;
  4. Down Payment Assistance Programs and Soft Seconds;
  5. Learning about Condominiums, Town Homes and Modular Homes;
  6. Why including Home Improvements, Remodeling, and Renovations could be your best option in the home buying process;
  7. Getting Ready for Home Ownership;
  8. Low Down Payment FHA home loans for as little as 3.5 percent for the home of your dreams;
  9. Fannie Mae’s My Community Home Loan that affords first time home buyers the ability to purchase their dream home for as little as 3.0 percent down;
  10. Zero down financing options with USDA/RHS home loans & Veterans Administration home loans;
  11. And, much more!

If at anytime you’ve become convinced home ownership is right for you or feel confident I’m the right agent to list your home, pick up the phone and call me. We’ll get together to discuss all your needs and hopes about becoming a home owner or selling your home and together we’ll make your dreams come true.

If you’re considering purchasing a home it can be the best investment you’ll ever make, but it takes knowledge and the right team! Whether it’s me you select to find your dream home or not make sure you select a great realtor, because the the choices you make today could last a lifetime.
