Moanalua median real estate prices range from $615,300 to $777,478, which is more expensive than 78.3 percent of the neighborhoods in Hawaii and 96.7 percent of the neighborhoods in the U.S.

The average rental price in Moanalua is currently between $1,669 and $2,475. The average rental cost in this neighborhood is higher than 85.9 percent of the neighborhoods in Hawaii.

Moanalua real estate is primarily made up of medium sized three or four bedroom to large (four, five or more bedroom single-family homes and high rise condominium/ apartment complexes. Most of the residential real estate is owner occupied. Many of the residences in the Moanalua neighborhood are older, well-established, built between 1940 and 1969. A number of residences were also built between 1970 and 1999.

In Moanalua, the current vacancy rate is 3.4 percent, which is a lower rate of vacancies than 85.8 percent of all neighborhoods in the U.S. This means that the housing supply in Moanalua is very tight compared to the demand for property here.

One of the local treasures is Moanalua Gardens. Moanalua Gardens is a 24-acre privately-owned park managed by the non-profit Moanalua Gardens Foundation. The garden is known for the site where the annual Prince Lot Hula Festival takes place on the third weekend in July. It is the largest non-competitive hula festival in Hawaii. The festival honors Prince Lot Kapua’iwa who reprised the once banned hula in the district of Moanalua. Prince Lot Kapua’iwa would later become King Kamehameha V.

Most neighborhoods have a mixture of ages of homes in them, from new to old, but this neighborhood stands out due to its concentration of residential real estate built in one time frame: from 1940 through 1969, generally considered older, well-established homes. This was a busy time in America for home construction. After the end of World War II, as GIs came home, bought newly built homes on the edges of cities with the help of the GI Bill, and began their families. This housing era generally coincides with the ‘Baby Boom’ generation (1945 – 1964), and many baby boomers grew up in homes built in this era. But what is so interesting about the Moanalua is that an incredible 85.2 percent of the homes here were built in this era. So when you walk its streets or drive through, this neighborhood has a look and feel that hearkens to that era in American life, a very important slice of Americana.

For many reasons, Moanalua area is ideal neighborhoods for first-time home buyers in the state of Hawaii. Homes here are priced below median housing values in the state. Not only does this neighborhood stand out for combining price and home value stability or increases, it also is a neighborhood with a high quality resident population, meaning this is likely a good place to buy, live, and enjoy. While many first time home buyers focus purely on low cost and convenient location, which can risk your investment in your first home and put you in a less than desirable neighborhood, this neighborhood is a true standout for a lot of reasons, and definitely worth a look if you are a first time home buyer. In addition to being an excellent choice for first-time home buyers, this neighborhood is also a very good choice for active retirees.

Residents in Moanalua are well to do, making it among the 15 percent highest income neighborhoods in America. Analysis reveals that this neighborhood has a higher income than 87.7 percent of the neighborhoods in America.

In the Moanalua, 40.8 percent of the working population is employed in executive, management, and professional occupations. The second most important occupational group in this neighborhood is clerical, assistant, and tech support occupations, with 27.5 percent of the residents employed. Other residents here are employed in sales and service jobs, from major sales accounts, to working in fast food restaurants at 19.1 percent, and 12.1 percent in manufacturing and laborer occupations. Approximately 6.3 percent of employed workers living in Moanalua are active in the military and the area has the distinction of having a higher proportion of people in the military than 99.1 percent of American neighborhoods.

In Moanalua residents most commonly identify their ethnicity or ancestry as Asian at 64.7 percent. There are also a number of people of Irish ancestry at 1.9 percent and residents who report German roots at 1.6 percent. Some of the residents are also of Mexican ancestry at 1.6 percent, along with some English ancestry residents at 1.4 percent, among others.

The languages spoken by people in this neighborhood are diverse. These are tabulated as the languages people preferentially speak when they are at home with their families. The most common language spoken in the Moanalua is English, spoken by 81.3 percent of households. Other important languages spoken here include Japanese and Tagalog, the first language of the Philippine region.
