BUILDING THE DREAM OF HOME OWNERSHIP

Honolulu Hawaii

Visit our Oahu Real Estate Communities

Choosing where to live on Oahu will determine a lot about the lifestyle you live. Oahu is a small island with a large population, in fact it’s only 65 miles across and 111 miles around the perimeter, each of its million residents have created very unique parts of the island that shows off island culture, personality, and flair.

It’s important to choose wisely where you want to live and its relationship to work and play, otherwise you’ll find yourself somewhere you really didn’t want to be and commuting around the island can be brutal, when dealing with traffic congestion.

There are many ways to divide the island, but here are some general overviews from a home buyer’s perspective:

Metro Honolulu locals call it “town”. What they mean is usually the downtown area of Honolulu, the business districts, and Chinatown. Heading east you are in town and town generally includes Waikiki, Kaimuki, Moanalua, and Manoa. People who live in town are called Townies.

There are so many different areas of Honolulu that create the town’s flair, but some of the inner neighborhoods include, but certainly not limited to Aliamanu, Salt Lake, Moanalua, Kailihi, Nuuanu, Pali, Kam Heights, Punchbowl, Dowsett, Pacific Heights, Makiki, Kapahulu, Moiliili, Punahou, Tantalus, University, Manoa, and St. Louis Heights – these are all areas within Honolulu, and very distinct, in which locals call them by name.

Living in town is crowded, and there are thousands of condominium development everywhere! When you look up here, you’ll see high rises everywhere. Lots of redevelopment is peppering the city skyline.

There are especially nice areas all over Oahu, but to mention a few let me call out Manoa, Pacific Heights, Kapahulu, and Old Pali. The easiest way to know if a neighborhood is going to be really nice is by price! In Oahu more than anywhere else, you get what you pay for. Homes that look run down for a million dollars, are often in the better neighborhoods, and if you see a brand new house at two-thirds that amount in Honolulu, then it’s probably sitting right on the freeway. Knowing the neighborhoods of Oahu is key to finding the right home.

Places like Hawaii Kai, Kahala, Aiana Haina, Kaimuki, Palolo are found right after passing Diamond Head on H1, and the scenery starts to change because most real estate east of Diamond Head is zoned residential.

That means more homes, less high-rises, less condos, and a more upscale feel to the area. Hawaii Kai was the first planned community in Hawaii, and it’s clear as you look around that things are more orderly than in town. The buildings are nicer, the houses are farther apart than in town, and the traffic is lighter.

Many of the people that work in town live in east Oahu, and at times the morning commute can be long, but it’s nothing like the commute from the Ewa side.

Starting in Kahala, H1 turns into a minor three lane highway with stoplights. As you drive down the coast, you see multi-million dollar homes perched on Hawaii Loa ridge and Aiana Haina.

Many people moving from the mainland chose to live in east Oahu, particularly Hawaii Kai. Home sizes, the demographics, layouts all add to the familiar feel that mainland transplants appreciate about Hawaii Kai, Aina Haina, and Kahala.

Hawaii Kai boosts new construction and the only new construction east of town. Several new neighborhoods that have been built in the last few years here, so if you’re looking for fairly new housing, Hawaii Kai is the place.

USDA Rural Development Income Limits & Eligible Areas

USDA Rural Development has set Income Eligibility Requirements but not loan limits. In Hawaii, there is an abundant amount of Eligible Areas that present opportunities for home ownership with 100% financing. Once you’ve found your dream home see if it’s eligible for the great program. It’s designed to give family an opportunity to secure a low interest mortgage in communities and census tract areas with populations of 35,000 or less.
